FAQ's

 

What is the average turnaround for a zoning report?

3 to 4 weeks depending on a few items, the Jurisdiction and the receipt of the Survey.  Many times they are completed sooner.

Are there additional fees that will be charged for a report?

There are times when a Jurisdiction will charge a large fee for a document, we will notify you first and usually we will absorb half of the cost.  But you will always be notified prior to the ordering of the documents, to insure no one else has already obtained them.

What information is the client required to submit?

In order for us to begin processing your order we must have a street address, city and state, and in most cases the Parcel ID or Block and Lot.

If we are determining the Conformance Status of the property then you must also supply an ALTA Survey or Appraisal, Tenant List or Rent Roll, Unit Mix, and the Building Square Footage.

If the use is Industrial or Manufacturing we will need an Employee Count for the largest shift.  If it is Medical, Retirement, or Assisted Living Use we will need a Bed, Doctor, and an Employee Count for the largest shift.  If it is a Restaurant or Movie Theater Use we will need a total patron seat count.

Why is a survey or appraisal required?

It is used to determine the Conformance of a Property.

Are your reports insured?

Yes, each report is covered by $1,000,000.00 of insurance.
