The Zoning Conformance Report.  No matter what you call them they are all the same they all give you a Conformance Status and tell you what the rebuidabilty of the property is if it is destroyed.

They all include copies of the Certificates of Occupancy. Tell you if there are any Building Code or Zoning Code violations on the property.  Some of them tell you if there are any Fire Code violations or any planned Condemnation for the property.

They all list the Zoning Requirements per the Code or the PUD documents and tell you if they meet the Bulk Requirements and Parking Requirements.

The only difference in the companies that provide them is what they charge for them and how long they take.

Zoning-Info, Inc. charges $625.00 a site and can provide you a prelimianry report with in 2-3 days of having the Survey.  It usually takes 2-3 weeks to get all of the docuemnts in from the jurisdiction.
